INITIAL MOVE-IN COSTS.
What required fees are standard when applying or living in our community?
To help you budget for your move-in process and residency, here is a breakdown of our standard required fees:

Application Fee: $59 per applicant.

Security Deposit: $500 - up to 1x the monthly rent based on unit selection and qualifying criteria. Please note: $250 is collected at the time of application, and the remainder is due once approved. This deposit is refundable within 72 hours of payment. After that period, the deposit converts to a non-refundable holding fee, should the application be canceled. Once moved in, the deposit remains until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.
- Pet Deposit: Not applicable (We do not charge pet deposits).
- Admin Fee : $175 Due at time of Application.
MONTHLY REOCCURRING COSTS.
What are the required monthly fixed costs besides rent?
In addition to your monthly base rent amount, the following required recurring monthly utilities and services are added to your ledger or billed directly:

Base Rent: Your monthly base rent amount.

Internet: $60/mo. Please note: This price includes a 1Gig maximum speed. The resident pays the property directly, and the property is billed by the service provider, Google Fiber.

Electricity: Based on usage. (Resident pays directly to provider: Evergy).

Water & Sewer: $45 - $55/mo estimated baseline. Please note: Conservice will bill directly to your ledger. Residents will receive an informational Bill.

Trash: $30/mo. (Billed by service provider and allocated per unit at a flat rate; Resident pays property).

Pest: $5/mo. (Billed by service provider and allocated per unit at a flat rate; Resident pays property).
OPTIONAL CHARGES/FEES BASED ON RESIDENT NEEDS
What optional fees or situational charges might apply based on my needs?
Depending on your personal choices, amenity use, or specific pet additions, the following optional fees may apply to your account:

Pet Rent: $30/cat/mo or $30/dog/mo (Maximum 2 pets).

Non-Refundable Pet Fee: $300 each pet.

Pet Deposit: Not applicable (We do not charge pet deposits).

Parking: $25/car. Please note: This provides unreserved parking. For future reference, parking spaces will be explicitly assigned.

Cable: Based on usage (Optional — Resident pays directly to provider).

Phone: Based on usage (Optional — Resident pays directly to provider).

Replacement Key: $25 each (Per requested replacement).
AVOIDABLE COSTS.
What are the avoidable costs or penalty fees to be aware of?
To ensure a smooth tenancy and avoid unnecessary charges on your ledger, please keep these situational costs in mind:

Lease Termination Fee: 2x the monthly rent. Please note: This fee is due in full within 5 days of providing your formal notice of early termination.

Failure to Change Utilities to Resident's Name: The cost of utilities used by the resident which were paid for by the landlord, plus an additional $50 per bill paid on behalf of the resident, per lease.

Late Rent Payment Fee: $100 each occurrence. Please note: A $100 late fee is applied to unpaid balances. This fee is assessed on the 6th of the month for residents still on a 29SC lease. A late fee equal to 5% of the balance is assessed on the 2nd of the month for residents on the standard APT lease.

NSF/Dishonored Payment Fee: $30 each occurrence.

Do you allow pets?
Pets are residents, too! We allow two furry friends per home
Are there breed restrictions for pets?
We welcome most breeds of dogs. However, because certain dogs do not thrive in a community environment, we cannot accommodate the following breeds, dogs resembling these breeds, or mixes of these breeds: Akita, American Staffordshire Terrier, Bull Terrier, Chow, Doberman, German Shepherd, Husky, Pit Bull, Presa Canario, Rottweiler, Belgian Malinois, and Wolf Hybrid.
Is there a weight limit for my pet dog?
No! Big or small, we welcome most dogs. Breed restrictions do apply - see the next question for more information.
How does the community promote a healthy, smoke-free living experience?
Our community is a breath of fresh air. With every lease agreement comes a commitment to absolutely no smoking of any kind anywhere on the property, so you and your lungs can thrive.
What lease length options are available?
We offer select lease terms of up to 24 months . Please reach out to the leasing team for details. Price range is based on lease length and specific move-in date.
What if I want to add a roommate to my lease?
If a new roommate moves in, he or she must fill out an application and qualify.
Are security deposits refundable?
Security deposits are collected at the time of application and are fully refundable within 72 hours of payment. After that period, the deposit converts to a non-refundable holding fee if the application is canceled. Once you move in, the deposit remains with the property until move-out. At that time, it will be applied to any outstanding charges, and any remaining balance will be refunded within four weeks.
Do I need renters insurance to live here?
Liability coverage is required to live at our community, and we have options for you.
Do you offer lease flexibility for members of the U.S. Military?
If you are active military and receive PCS or deployment orders, we'll be glad to release you from your lease. All we need is proper written notice and supporting documentation in accordance with the Servicemembers Civil Relief Act (and, if applicable, its state law counterpart).
What if my roommate moves out?
If a roommate moves out, the remaining leaseholder will need to re-qualify.
Do you allow subletting?
We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites .
Do You Offer Any Preferred Employer Discounts?

How do I qualify for the Preferred Employer Discount?
Please mention the discount during your tour to your leasing professional. We will require your most recent pay stub to verify current employment. Once employment has been verified, the fees will be waived.
What discounts apply if I work for one of these companies?
We will waive the Application and Administrative Fee for all employees of our Preferred Employer Partners.
